One Canalside Energy Modeling, LEED and Green Design

The C.J. Brown Energy team provided building energy modeling, engineering design and LEED services for the $30 million redevelopment of the former Donovan State Office Building into Class A office space, a 96-room hotel, retail and restaurant space. The eight-story building contains approximately 160,000 sf of developable space.

C.J. Brown Energy utilized eQUEST to evaluate the following systems: Water Source VRF Heat Pumps; Air Source VRF Heat Pumps; Water Source VRF Heat Pumps – Offices and Hybrid Water Source Heat Pumps (Hotel); Water Source Heat Pumps (WSHP-Hybrid); and Variable Air Volume System with Hot Water Reheat (VAV). The information assisted the project team in selecting the most energy efficient HVAC design.

Our engineering personnel provided MEP/FP design for the building core and shell, hotel space, restaurant and parking ramp. The design included energy reduction measures such as condensing boilers, energy efficient recovery units, variable speed drives, energy efficient HVAC systems, and energy efficiency lighting.

Our team was actively involved in the evaluation and documentation preparation for LEED BD+C Core & Shell (v2009) Precertification and served as team lead for various Water Efficiency, Energy and Atmosphere, and Indoor Environmental Quality credits. The project received the LEED Silver designation.
